The Energy Performance Certificate

The Energy Performance Certificate (EPC) was introduced in 2007 as a mandatory document in the Home Information Pack. From October 1st 2008 every home and non dwelling (commercial property, offices, shops etc) needs an EPC when sold or rented.

The Process:

A qualified and accredited Energy Assessor will visit the property and perform an inspection. Collecting information about the fabric of the building, the method of heating and the floor area amongst other things. This inspection should take about an hour, depending on the size of the building.

This information is used to create the certificate. This will grade the property from A to G, A being excellent energy efficiency, G being very poor.

+ An EPC inspection on a domestic property should take about an hour, and then 20 minutes to produce the certificate.

Exemptions

Places of worship, commercial spaces
less than 50 square metres and temporary structures are exempt.
